Mortgages for doctors and medical staff

Doctors are among the more welcome applicants at German banks: the income is documented, the profession is stable, and the career path is predictable. The complications, where they exist, come from qualification recognition and from the move into self-employment.

Why the profession helps

Banks assess the probability that your income continues. Medicine scores unusually well on that: demand is structural, unemployment in the profession is negligible, and pay follows published collective agreements that a credit assessor can read and verify.

The practical effect is a smoother assessment rather than a special product. There is no legal doctors' rate in Germany, though some lenders and regional banks run programmes aimed at medical professionals, and those are worth comparing rather than assuming.

Assistenzarzt versus Facharzt

During specialist training the income is lower and the contract is often fixed-term, which is the one point where a medical application looks like any other temporary-contract application. Most banks handle it, because the progression is well understood and the fixed term reflects the training structure rather than uncertainty about the job.

After specialist qualification the picture changes markedly: higher income, usually permanent employment, and a career path that reads as low risk. Applicants close to completing their training sometimes find it worth waiting a few months, because the difference in both income and contract type is substantial.

Doctors with a foreign qualification

The financial assessment is the same; what differs is the paperwork around your right to practise. A bank will want to see your Approbation — the German licence to practise — or, where you hold a temporary permit to work under supervision, an understanding of the timeline to full recognition.

A temporary professional permit combined with a temporary residence permit stacks two open questions, and some lenders will wait. Full Approbation plus a permanent employment contract puts you in the ordinary queue. Where you are between the two, more equity and a broker who can find the right institution do the work.

Buying into or setting up a practice

This is a different transaction from buying a home, and it is worth keeping the two separate in your planning. Financing a practice purchase or a partnership share is business lending, assessed on the practice's figures, its patient base and the value of the licence and equipment.

It also changes your position as a home borrower: you become self-employed, which resets the assessment to two to three years of accounts. Doctors who intend to do both often find the order matters — buying the home while still employed is a materially easier application than buying it two months after going into practice.

The profession opens the door and makes the conversation easier. It does not replace the equity or remove the affordability calculation.

Timing around your training

The years around specialist qualification are the ones where timing pays. During training the contract is often fixed-term and the income is at the lower end of the medical range; after qualification both change substantially, usually within the same month.

For anyone within a few months of finishing, the difference between applying before and after is often larger than any rate negotiation would achieve. It is one of the few situations in German lending where simply waiting is clearly the better financial decision.

The reverse also applies. A move from one clinic to another restarts probation, and almost no lender will proceed during it — so a planned change and a planned purchase should not sit in the same six months if you can avoid it.

Employed, self-employed, or both

Many doctors end up in a hybrid position — employed at a clinic while taking on additional private work — and that combination is assessed differently by different lenders. Some treat the employment as the basis and ignore the rest; others count the additional income once there is a two-year track record.

If the additional activity is small, it is often simpler not to lead with it. If it is substantial, it needs the same documentation as any self-employment: tax assessments and accounts, not a description of what you do.

One point specific to medicine: shift and on-call supplements can form a large share of the take-home figure and are treated inconsistently between lenders. Where they are contractual and regular, most banks will count at least part — but it is worth raising deliberately rather than hoping the payslip speaks for itself.

Does student or training debt count against me?

Yes, like any other loan commitment. Monthly repayments come off the income available for the affordability calculation, which reduces what you can borrow — sometimes by more than the amounts involved suggest.
